Thank you, Justin, for this awesome lesson!
I just can't stop playing this song. And this lesson was also the reason, that I bought a Resonator-Guitar (had an eye on it for quite a while...).
It's a Recording-King model RM-998-1D-FE and sounds really great for that affordable price.

OK, I would like to post a link, regarding the uncertainty with the end of the refrain:

It would be really nice for an insight into some of the strumming pattern, especially at the beginning
"sing a street serenade" point. A lot going on in a fraction of a second that I can't figure. (I got to up+click/down but not all strings/chord change and full down, but its not right!?!?!.....)

Once that effect is figured rest should fall into place.... help pls

@jb, You might try recording that part and slowing it down to see what's happening?

I need help how to tune strings to  F/Bb ....  with a normal guitar tuner?
I tuned my guitar in OPEN G and then when i put capo on the 3rd fret i dont know how to check if the guitar is in tune.

Yes the manual methods as Tourniquet says.  A different option is to buy a chronomatic tuner then it shows you the actual fretted notes based on the capo.  I bought a "Snark" clip on tuner for about $6.00. It's worth it to me and quite accurate for personal use.

I'm new to alternate tunings and I am curious about something.  What is the reason behind tuning to open G and then use the capo on the third fret?  Why not tune straigh to Open Bb?  Is it to avoid straining the first string?

If you tuned you guitar up to F Bb F Bb D F the low E and A could handle being tuned up 1 semitone
but the D G and B string would be under a lot of tension being tuned up 3 semitone and it's probably
not that good for the neck of you guitar either. Better safe than sorry.
